What to Expect
Land, Money, and House are the core components of a modular build. We’ll assist wherever possible in navigating you through the land and money portions of your build, then we’ll get into all the fun, personal details of your new house.
Land
While standard estimates are easily available, these presume a typical, relatively-straightforward building lot. Actual project budget will remain only preliminary until we have visited your building lot for an On-Site Consultation.
As with any new home build, the Homebuyer must have their building lot surveyed and a Site Plan prepared in order for us to obtain a building permit. Site plans serve to, among other things, call out the exact locations of underground utilities. These details will become particularly important when it comes to positioning our crane and executing a Set Day strategy.
For those who are still looking for land, we can absolutely provide guidance as to what may make for a good, cost-effective modular building lot, and what red flags to keep an eye out for.
Money
Most buyers work with a lender to finance their modular home, typically using a construction-to-permanent loan. This type of loan starts as a construction loan and converts to a mortgage once the house is built.
Your lender can help you determine how much you can borrow, how much cash you may need to provide, whether you land can be counted toward your down payment, and whether you may need to resolve any credit issues before you can be approved.
The lending approval process can take a while, so don’t delay getting started. The numbers in your standard estimate are by no means final, but will often be sufficient for starting the conversation.

House
With the hurdle of Land cleared, you’ll know what you can build and where. With the hurdle of Money cleared, you’ll have a good grasp of what you can spend. Now, having arrived at the most exciting of the core components, the House itself, we’ll put it all together.
Using our Plan Your Build tool, you’ll select a design path and generate your own standard estimate, which will be based on a typical, relatively-straightforward building lot. From there, a $250 On-Site Consultation will enable us to sharpen your estimate to reflect the specific conditions of your unique building lot.
At this point, you’ll know the all-in cost to put your chosen home model on your property. With this information known, you can decide if you’d like to proceed; the next step will be a $5,000 design & budgeting deposit, which kicks off the next phase of your project.
