What to Expect
Building an ADU involves many of the same moving parts as a modular-home build, but the questions are often more specific to your property, town, and goals. We’ll help you understand the big picture first, from feasibility and local approvals to financing, delivery, and plan selection, so you know what to expect before you commit.
Land
Our standard estimate for ADUs assumes a typical, straightforward backyard in your Town. The actual project budget will depend on your unique situation.
Once you have your standard estimate, the next step is to determine whether you can build an ADU on your property. Unfortunately the rules can vary significantly from town to town. We encourage homeowners to start with their local Planning & Zoning commission. If you get stuck get in touch and we’ll be happy to help.
ADU projects will generally require a new site plan that includes the ADU. If you don’t have an approved Site Plan, you’re not yet ready to build! If you need help obtaining a site plan, contact us.
Money
ADUs are most commonly financed by leveraging home equity, whether through a Home Equity Line of Credit (HELOC), a home equity loan, or a cash-out refinance.

House
With the hurdle of land cleared, you’ll know what you can build and where. With the hurdle of money cleared, you’ll have a good grasp of what you can spend. Now, having arrived at the most exciting of the core components, the house itself, we’ll put it all together.
Using our plan your build tool, you’ll select a design path and generate your own standard estimate, which will be based on a typical, relatively-straightforward building lot. From there, an on-site consultation will enable us to sharpen your estimate to reflect the specific conditions of your unique building lot.
At this point, you’ll know the approximate all-in cost to put your chosen ADU model on your property. With this information known, you can decide if you’d like to proceed; the next step will be a $5,000 design & budgeting deposit, which kicks of the next phase of your project.
