About Us

Having first opened our doors in the spring of 1986 right here in Colchester, Connecticut, Southern New England Modular Living has been in continuous operation for four decades. Through the years, we’ve grown and evolved with the industry– from humble beginnings to an established, reputable, Turnkey homebuilder.

Our Vision

To improve how people live by building quality homes with clarity, care, and flexibility — guiding individuals and families through one of life’s biggest decisions with confidence and trust.

A home isn’t just what we build. It’s how people feel getting there.

Our Model Homes

If you’ve driven South Main Street in Colchester, our Model Home Center may have caught your eye. What began with a single Cape model has evolved into a full-fledged, tour-worthy facility, showcasing one example of each respective design path– Ranch, Cape, and Colonial.

As we enter our 40th year, our team and our offerings continue to grow but our commitment remains the same: delivering attractive, high-quality, efficient homes built with clarity, care, and experience.

We’d be happy to host you for a walk-and-talk through our model homes; please contact us in order to book an appointment.

Southern New England Modular Living Through the Years

2026

Spring of 2026 marks 40 years of continuous operation at 420 South Main Street, Colchester. To commemorate this milestone, we’ve made a sizable investment in our facilities, thoroughly renovating both the interior and exterior of all three of our model homes, each representing a Design Path— Ranch, Cape, and Colonial. In parallel, we’ve rolled out a new website, offering a structured, informative, navigable, and dynamic online browsing experience.

2024

Having experienced ever-increasing demand for modular homes combined with a fundamental change in customer expectations and behaviors, we made a significant strategic pivot— we expanded our Service offerings to include Turnkey packages, providing Homebuyers with a compelling alternative to traditional stick-building.

2006

Southern New England Modular continues to leave its mark across Connecticut and Rhode Island, delivering more than 40 homes in a calendar year for the first time in its then 20-year history.

1994

In the early 1990s, the modular homebuilding industry gained traction quickly. Innovation and technical advancements allowed for more attractive and sophisticated designs, which opened up the possibility of building modular to folks who wouldn’t have otherwise considered it. With business booming, we added two more model homes to our Colchester facility, a 2000sqft Colonial and a 1375sqft Ranch.

1986

Southern New England Modular opened for business at 420 South Main Street, Colchester, CT in the spring of 1986. Sales and Service operated out of what would also serve as our very first model home, a 28’ x 44’ modular Cape with an unfinished upstairs. At this point in time, Homebuyers were responsible for their own Site Work (excavation, foundation, plumbing, electrical, etc.); with our guidance and offering of local connections, Homebuyers would “Self-GC” their home build.
