What Interior Items Come Standard in a Modular Home?

When you use our Plan Your Build tool in order to generate a standard estimate, you will see a note in the description, “Estimate reflects SNEML-standard specifications.”  Well, what exactly does this mean?  How do I know if the standard specs are right for me, or if I should be setting aside additional budget for upgrades beyond the standard?

In an effort to ensure a positive, gratifying homebuying experience for our customers, our standard specifications reflect cost-effective yet quality components throughout the interior of the home, rather than just the bare minimum.  For example, our homes come standard with luxury vinyl plank flooring throughout, whereas most other modular builders only include carpet or glue-down sheet vinyl in their baseline estimates.

A sampling of the various components included as standard inside a SNEML modular home are outlined below, along with reference images.

But hold on!  Before scrolling down, a quick bit of information for your consideration…

Modular homes are typically delivered with the overwhelming majority of components pre-installed.  When the modules are delivered to your building lot, the exterior will already be mostly sided and the roof mostly shingled.  Inside, items like cabinets, countertops, vanities, flooring, toilets, showers, and lighting are already in place, having been installed at the factory.  However, you are by no means bound to the factory catalog.  Based on your preferences, we can delete select factory items in favor of on-site installs following home delivery.

Think of it this way:

Like a site-built home, you can have anything you’d like inside…it’s just a matter of what happens at the factory versus on-site following delivery.

Standard interior components, which are built into the base price, include but are not limited to the following:

Standard Flooring:
Luxury Vinyl Plank

Standard Kitchen Cabinets:
High Density Fiberboard

Standard Countertops:
Laminate

Standard Shower/Tub:
60” Fiberglass

Standard Bath Vanities:
High Density Fiberboard, Cultured Marble Top

Standard Windows:
Harvey Classic Thermalock RS
