I Want a 4-Bedroom, 2000+sqft Home. What’s Most Cost-Effective?
This is a question we hear frequently, and the answer might surprise you. While the natural assumption would be that the default home style for larger families is a Colonial, the real answer is this: The most cost effective 4BR, 2000+sqft home is a two-module Cape with the upstairs finished on-site— a Cape Plus.
A Quick Breakdown, Colonial vs Cape Plus
One of our most frequently asked-about homes is the Webster Colonial. This is a 2520sqft, 4-bedroom home with 2.5 bathrooms. It consists of four modules. For a turnkey build including all required site work, this home starts in the mid-$700,000s. Start ticking the option boxes— central air, covered porch, garage, and that figure climbs well north of $800k. In today’s market, as compared with a stick-build of the same specifications, this is a fairly strong value. However, we can do better….much better.
Take our Colchester Cape, for example. This is a 1540sqft, 2-bed, 2-bath home, consisting of two modules. But if we upgrade to a Colchester Cape Plus, meaning we’ll build out the previously open and unfinished second floor on-site, this becomes a ~2600sqft, 5-bed, 3-bath home. The starting point cost for a Colchester Cape Plus turnkey build? About $100k less than the four-module Colonial, and with more beds, baths, and square footage!
Need Even More Square Footage?
Dormers, in your preferred style, are an excellent way to further expand the second floor while adding only minimal expense. Or perhaps you’ll need significantly more space; we can size up your Superior Walls foundation from 8ft to 10ft, then build out the interior of the basement on-site to accommodate additional bedrooms and bathrooms as needed.
By capitalizing on our ability to offer these part modular, part stick-built “hybrid builds,” you can rest assured knowing that you have squeezed the very maximum out of your budget.
Simply put, our Cape Plus turnkey builds are the strongest value in Connecticut and Rhode Island homebuilding today.
